The agreement between BookingHQ and the property using it. Written to be read.
Legal
- The service BookingHQ provides property management software, channel distribution, a booking engine and related services on a subscription basis. Availability targets and support commitments are set out in your plan.
- Your data and your guests Your property's records — guests, bookings, invoices, reviews and messages — remain yours. We process them to provide the service and do not sell them. You may export them at any time.
- Your responsibilities You are responsible for the accuracy of your rates, availability and policies, for the lawfulness of the content you publish, and for the acts of the staff accounts you create.
- Payment and cancellation Fees are billed in advance on the cycle shown at signup. You may cancel at any time; the service continues to the end of the paid period.
- Liability Our liability is limited to the fees you have paid in the preceding twelve months, except where the law does not permit that limit.
- Changes We will give notice of material changes to these terms before they take effect, and continuing to use the service after that constitutes acceptance.

Getting terms of service running

Get a login
A real console, seeded so you can click around a working property rather than an empty one. You change the password on first sign-in.

Rooms, room types, rates and your booking policy — in one session, from a spreadsheet, an extranet or a page of notes.

Questions people ask before they sign up
Do I have to leave Booking.com or Airbnb?
No, and we would not advise it. OTAs are a shop window and they work. The goal is narrower: the guest who saw you there and then searched your name should be able to book with you directly, at no commission, instead of going back through the OTA at full price.
Who owns the guest data?
You do. Guests, bookings, reviews, invoices and messages are your property's records, exportable at any time. We do not resell your list and we do not stand between you and the person staying in your room.
What happens if I want to leave?
Download your theme and run it on your own server — it is a real package paired to the backend with a key you control — and export your data. That is a deliberately supported path, not a hostage negotiation.
Is my team technical enough for this?
Nothing in the setup requires code. The one genuinely technical step, pointing your domain at the site, is a DNS record we do with you on a call. Staff sign in and see only the screens their role covers.
How long until it is actually live?
A property that has its rooms and rates to hand is usually live on its own address the same day. Your own domain follows whenever the DNS change suits you, and your existing channels keep selling throughout.
