See what each channel cost you

Distribution & operations
Keep the OTAs — they are a shop window and they work. Just stop paying them for guests who were already yours.

Rooms, rates and restrictions go out; reservations come back. Sell a room on your own site and it comes off Booking.com within moments.
Rate plans, seasons, minimum stays, closed-to-arrival and per-channel adjustments in one place — instead of four extranets and one of them wrong.
What each channel actually cost you, per booking and per month, against what direct brought in.

How the sync actually behaves
Double bookings do not come from software that cannot sync. They come from software that syncs slowly, or that fails silently and carries on looking healthy. What matters is not that a channel manager exists - it is what it does in the ninety seconds after a room sells, and what it does when a channel's API is down.
The commercial question
An OTA earns its commission when it brings you a guest who had never heard of you. It earns nothing when a guest who already knows your name goes back through it because your own site could not take the booking - and that is a large share of what most properties pay.

How it works
A real console, seeded so you can click around a working property rather than an empty one. You change the password on first sign-in.
Rooms, room types, rates and your booking policy — in one session, from a spreadsheet, an extranet or a page of notes.
Link what you already sell on, verify the calendar matches on both sides, and let the sync take over.
Your site goes live on your address immediately. Point your own domain whenever it suits you.
A channel manager is judged entirely by what it does when something breaks. Ours logs every push and every failure, because the alternative - looking healthy while quietly out of sync - is how properties end up apologising to a guest at the front desk.
BookingHQ — how we build it
Availability changes propagate within moments of a booking, not on a nightly cycle. Rate and restriction changes are queued and retried against each channel's API, so a channel being briefly down delays a push rather than dropping it.
The push is retried and the failure is logged against that channel, visible in the console. Nothing is lost silently - which is the actual cause of most double bookings.
Yes. Per-channel adjustments sit on top of your rate plans, so an OTA can carry a different price without you maintaining a second set of rates.
No, and we would not advise it. OTAs are a shop window and they work. The goal is narrower: the guest who saw you there and then searched your name should be able to book with you directly, at no commission, instead of going back through the OTA at full price.
You do. Guests, bookings, reviews, invoices and messages are your property's records, exportable at any time. We do not resell your list and we do not stand between you and the person staying in your room.
Download your theme and run it on your own server — it is a real package paired to the backend with a key you control — and export your data. That is a deliberately supported path, not a hostage negotiation.
Nothing in the setup requires code. The one genuinely technical step, pointing your domain at the site, is a DNS record we do with you on a call. Staff sign in and see only the screens their role covers.
A property that has its rooms and rates to hand is usually live on its own address the same day. Your own domain follows whenever the DNS change suits you, and your existing channels keep selling throughout.
There is a free tier for a single property that does not expire — channel manager, booking website, console and accounting included. Paid tiers are priced per listing. See the pricing page, or email us for a quote against your portfolio.
Set your property up in an afternoon, connect the channels you already sell on, and put an AI agent behind the booking engine that never stops working.
