Guests & reservations

Every guest conversation in one thread.

A booking that started on Airbnb, a question that arrived on WhatsApp and a complaint sent to your Gmail are the same guest. The inbox treats them that way.

Guests & reservations

  • Channel-agnostic threading Messages from Booking.com, Airbnb, WhatsApp, SMS and email land in one conversation, filed against the reservation they belong to — so whoever picks it up has the whole story rather than the last line of it.
  • AI drafts, you send Replies are drafted from your own policies, rates and FAQs rather than a generic model's guesswork. Where you allow it, they send on their own; everywhere else they wait for a person.
  • Nothing falls through Unanswered threads escalate on a clock you set. A guest waiting nine hours for an answer is a guest who is currently reading somebody else's listing.

Included on every plan, with a free tier that does not expire. List your property or call +234 (81) 441-611-51.

Why threading is harder than it looks

The same guest, arriving four different ways.

A guest books on Airbnb, asks a question through Booking.com's messaging because that is where they found your number, then WhatsApps you the morning of arrival. Three identities, one person, one reservation. Most inboxes show you three conversations and let you work out the rest.

  • Messages are filed against the RESERVATION

not the channel they arrived on

  • A returning guest is matched to their previous stays

    so history travels with them

  • Whoever picks the thread up sees the whole story rather than the last line

  • Internal notes sit in the thread but never reach the guest

  • Unanswered threads escalate on a clock you set

so nothing is lost to a busy shift

How it works

Getting unified inbox running

  1. 1

    Get a login

A real console, seeded so you can click around a working property rather than an empty one. You change the password on first sign-in.

  2. 2

    Load the property

Rooms, room types, rates and your booking policy — in one session, from a spreadsheet, an extranet or a page of notes.

  3. 3

    Connect your channels

Link what you already sell on, verify the calendar matches on both sides, and let the sync take over.

  4. 4

    Go live

Your site goes live on your address immediately. Point your own domain whenever it suits you.

An inbox that shows you three conversations with the same person has not saved you any work. It has just moved the work of joining them up from four tabs into one.

BookingHQ — how we build it

Questions people ask before they sign up

Does the AI reply on its own?

Only where you allow it. Every reply can run in draft - it writes, you press send - until you have watched it for a week and agreed with it. Drafts come from your own policies, rates and FAQs, not from a generic model's guesswork.

Can my team see everything?

Only what their role covers. Housekeeping does not need the billing thread, and permissions are set per role rather than per person.

Do I have to leave Booking.com or Airbnb?

No, and we would not advise it. OTAs are a shop window and they work. The goal is narrower: the guest who saw you there and then searched your name should be able to book with you directly, at no commission, instead of going back through the OTA at full price.

Who owns the guest data?

You do. Guests, bookings, reviews, invoices and messages are your property's records, exportable at any time. We do not resell your list and we do not stand between you and the person staying in your room.

What happens if I want to leave?

Download your theme and run it on your own server — it is a real package paired to the backend with a key you control — and export your data. That is a deliberately supported path, not a hostage negotiation.

Is my team technical enough for this?

Nothing in the setup requires code. The one genuinely technical step, pointing your domain at the site, is a DNS record we do with you on a call. Staff sign in and see only the screens their role covers.

How long until it is actually live?

A property that has its rooms and rates to hand is usually live on its own address the same day. Your own domain follows whenever the DNS change suits you, and your existing channels keep selling throughout.

What does it cost?

There is a free tier for a single property that does not expire — channel manager, booking website, console and accounting included. Paid tiers are priced per listing. See the pricing page, or email us for a quote against your portfolio.

Go live today. Keep every direct booking.

Set your property up in an afternoon, connect the channels you already sell on, and put an AI agent behind the booking engine that never stops working.

  • Free tier that does not expire
  • No card, no contract
  • Nothing goes live until you say so
  • Your data exportable, always
